The expansion of Gurgaon, along the northern and southern peripheries (Sectors 58 to 115), has offered a new hope to home buyers – in light of the high costs in the core city area. As per the Master Plan, 14,390 hectares have been reserved for residential use, whereas 5,441 hectares have been reserved for industry, 4570 for SEZs, and 1404 hectares for commercial usage.

Many developers (almost 50) have announced projects along both the roads. Real estate analysts say the Golf Course Extension road, which is a part of the Southern Peripheral Road (SPR), will be the major growth corridor in the short term. Proximity to current sectors, good connectivity with New Delhi and Faridabad, metro rail in the near future, and presence of many schools, hospitals and shopping malls nearby, are some factors that favour this area. However, this area does not come cheap; and on offer are mostly high-end properties.

On the other side, the sectors around the Northern Peripheral Road (NPR) are just starting to be built, amidst green fields and kuccha roads. The key positives here, however, are better connectivity with New Delhi in future, proximity to the international airport, the presence of institutional and commercial sectors – and of course lower property rates. There are also some national (non-NCR HQ) developers in these sectors, offering top quality choices.

Being exclusively private developer sectors, with even more responsibility given to them for local infrastructure, it will be very important to choose the right developer. There are numerous options available (plots, houses, villas, apartments, gated colonies, golf estates; also very tall towers) in these sectors, that promise to make Gurgaon touch the sky.

  • this article gives the impression that ur paper is being used for publicity by these big builders to promote their new projects i wish u had also highlighted their poor performance of the past thousands of investers have suffered at their hands by investing their hard earned money but have not been given possession of flats inspite of a delay of 3 to 4 years for example take the projects like uniworld garden-ii harmony woodstock fresco etc 0f m s unitech if ur reporter had done some research he would have brough-out the pitfalls of investing in real-estate in gurgaon that would be real service to the community
